Two kinds of booking do not fit a normal reservation form: a group that needs a lot of casitas at once, and a stay measured in months rather than nights. We handle both directly, at rates that are not published on any booking platform.

This is the thing a hotel floor cannot do. Book three casitas or twenty and your group shares the same lawns, the same fire pits and the same morning coffee — but at the end of the night everybody walks to their own small house, with their own kitchen and their own door that closes. No corridor. No thin wall between the cousins and the in-laws.
It is why wedding parties, family reunions and small retreats keep taking the whole corner of the property, and increasingly the whole property.
Where your people sleep.
We are not a wedding venue, and we will not pretend to be one. What we are is the block — for couples getting married at venues around Manitou Springs, Garden of the Gods and Old Colorado City, who would rather put their families somewhere with character than in a row of hotel rooms by the highway.

Somewhere to actually live for a while.
An extended-stay hotel gives you a room, a microwave and a corridor. A lease gives you a credit check, a deposit and a twelve-month commitment. Neither is what you want when you need somewhere good to live for the next two months.
A casita is a small house: a real kitchen, a separate bedroom with a door, a living room, a patio, laundry access and parking at your own front door. Booked as a stay, so there is no lease and no credit check — at a monthly rate that is not published on any booking platform.

Two things worth knowing
No lease. An extended stay is booked as a stay, not a tenancy. There is no credit check and no twelve-month commitment — which is the whole point when you need somewhere by Friday.
Lodging tax. In Colorado, stays past thirty consecutive nights are commonly exempt from lodging tax. We will confirm exactly what applies to your dates and your casita before you commit, in writing.

Can we rent the entire property?
Yes. A full buy-out of all open casitas is available and is the usual arrangement for weddings and larger reunions. Because every casita is freestanding, a buy-out gives you the whole village — the lawns, the fire pits and the game lawn — with nobody else on the grounds.
How many people can you sleep?
It depends on the mix of casitas available on your dates. Fifteen of the twenty-two casitas are open today, ranging from studios that sleep two to a five bedroom that sleeps ten or more. Send us your headcount and your dates and we will tell you exactly what we can hold.
Do you host the wedding itself?
No — we are where your people sleep, not the venue. Most of our wedding groups are getting married elsewhere in Manitou Springs, near Garden of the Gods or in Old Colorado City, and use the casitas as the block for the wedding party and family. Several casitas work well for getting ready in, and the grounds are a good place for a morning-after breakfast.
What is the minimum stay for a group?
Group and buy-out bookings usually run two or three nights, and weekend minimums apply in peak season. Tell us your dates and we will confirm what applies.
What counts as an extended stay?
Thirty consecutive nights or more in the same casita. That is when our monthly rate applies and when the booking stops behaving like a holiday and starts behaving like a short lease — without any of the paperwork of one.
Do you work with insurance adjusters and relocation coordinators?
Yes. If an adjuster, employer or relocation coordinator is arranging and paying for the stay, tell us at enquiry and we will work directly with them on the documentation, invoicing and extension paperwork they need.
Is there a lease, or a credit check?
No lease and no credit check. An extended stay is booked as a stay, which is what makes this workable for people who need somewhere good to live next week rather than next quarter.
Can I extend once I am here?
Usually, and we will do what we can — but availability is not guaranteed, particularly in summer. If you think you may need longer, tell us early and we will hold what we can.
