We are on Manitou Avenue at the eastern edge of Manitou Springs, between Old Colorado City and downtown Manitou. From I-25 take exit 141 west on US-24, then exit at Manitou Avenue. Colorado Springs Airport is about 25 minutes; Denver about 75.

Check-in and check-out

Check-in from 4:00pm, check-out by 10:00am. Check-in is by keypad code sent before arrival, so there is no front desk to reach in time. Early check-in and late check-out are often possible — ask us.

Deposits and payment

Rates, deposit amounts and the payment schedule are shown in the booking engine before you confirm. Full terms are presented at checkout.

Cancellations

Dogs

Dogs under 50 lbs are welcome in most casitas for an additional pet fee, two dogs maximum. Please tell us about your dog when you book so we can place you in a pet-friendly casita.

Is this a hotel, a motel, or a vacation rental?

Legally the property is zoned as a hotel, which is why you will sometimes see us listed that way. In practice you are renting a small freestanding house: your own front door, your own kitchen, your own patio, no shared hallways and no lobby. Most guests describe it as a vacation rental with the reliability of a hotel behind it.

Does every casita have a kitchen?

Yes. Every restored casita has either a full kitchen with a range, oven and full refrigerator, or a well-equipped kitchenette with an induction cooktop, refrigerator, microwave and coffee maker. Each listing states exactly which. Cookware, dishes and utensils are provided throughout.

How many casitas are open right now?

Fifteen of the twenty-two are open and taking bookings. The remaining seven are in restoration and come online through the year. Everything bookable on this site is finished — we do not rent a casita until the work on it is complete.

Will there be construction during my stay?

Restoration is ongoing on the remaining casitas and the grounds, and work happens during normal daytime hours on weekdays. It is not adjacent to every casita, and we will tell you honestly what is happening near your unit if you ask before booking.

Can I bring my dog?

Dogs under 50 lbs are welcome in most casitas for an additional pet fee, with a two-dog limit. Please tell us about your dog when you book so we place you in a pet-friendly casita with easy lawn access. Dogs should not be left unattended in a casita.

Is there parking?

Yes — free, private, off-street parking with a space near your casita. In Manitou Springs, where downtown parking is metered and limited, this is one of the most practical advantages of staying here.

When will the pool, hot tub and sauna open?

The pool area is a full rebuild rather than a refresh, and we are targeting 2027 for the pool, hot tub and sauna together. The gas fire pits and the game lawn open in autumn 2026. We keep the grounds page updated rather than describing amenities that do not exist yet.

What is the check-in process?

Check-in is from 4:00pm using a keypad code sent to you before arrival, so you can arrive at any hour without needing to meet anyone. Check-out is by 10:00am. Early check-in and late check-out are often possible — just ask.

Why book direct instead of Airbnb or Vrbo?

Same casitas, same team, without the platform's guest service fee — typically 12–16% of your total. Booking direct also means your messages reach us rather than a platform inbox, and it is the only way to access weekly, monthly and local resident rates.

Do you have accessible casitas?

The property was built in 1926 and accessibility varies considerably from casita to casita — some have level entry, others have a step or two. Please contact us with your specific requirements before booking and we will tell you exactly which casitas will work and which will not.

Can we book several casitas together?

Yes, and groups often do. Because each casita is freestanding you can book several neighbouring units and keep everyone on the same lawn with their own front door. Full property buy-outs are possible. See our groups and extended stays page.

Is smoking allowed?

No. All casitas and the grounds are non-smoking, including vaping. Smoking inside a casita incurs a remediation fee.

Do you offer housekeeping during a stay?

Casitas are fully cleaned between stays. Mid-stay housekeeping and fresh linens can be arranged for longer stays — ask us when you book.

What is nearby for groceries?

There is a full-service supermarket a few minutes' drive toward Old Colorado City, plus smaller markets in downtown Manitou Springs. Having a kitchen and a supermarket five minutes away is the single biggest difference between a week here and a week in a hotel room.

Occupancy

Each casita has a stated maximum occupancy which includes children. Please do not exceed it — it is a licensing condition, not a preference.

Pets

Dogs under 50 lbs, two maximum, in pet-friendly casitas only, with an additional pet fee. Dogs must not be left unattended in a casita and must be leashed on the grounds. Undisclosed pets incur a fee.

Quiet hours

10:00pm to 8:00am. Manitou Springs is a residential town and the casitas sit close together on shared lawns. Events, parties and gatherings of non-registered guests are not permitted without prior written approval — including for group bookings, which we arrange in advance.

Smoking

No smoking or vaping in any casita or on the grounds. A remediation fee applies.

Damage

Please tell us about accidental damage rather than hoping we do not notice — we are reasonable about it. Deliberate or undisclosed damage is charged to the card on file.

Restoration works

The property is undergoing an active, phased restoration. Daytime weekday work may be audible from some casitas. Ask us before booking and we will tell you what is happening near your unit.

We want to be straightforward rather than reassuring. El Colorado was built in 1926 and accessibility varies substantially between casitas: some have level entry from the parking area, others have one or more steps, and bathroom and doorway dimensions differ from unit to unit. Paths across the grounds include gravel sections.

If you have specific mobility, vision or hearing requirements, please contact us before booking using the form above. We will tell you precisely which casitas will suit you and which will not, and we would much rather say so in advance than have you discover it on arrival.
